People, housing and City by-laws = Multiplex
Housing matters to cities, it provides revenue and population growth. Yet, for the last 80 years, there has been a by-law rut. Single family housing by-laws were very restrictive,everything from door locations, building heights and shapes, to varying definitions of basements and secondary suites. And then, “boom !” we had a housing crunch. Consequently, in the last year, cities and provinces have opened up housing by-laws to allow the MULTIPLEX. The MULTIPLEX is a “very fresh” concept, relative to our pre-exising zoning. (press the links to the right for more multiplex info). Multiplexes allow home owners to extract equity from their home, and produce income from their home, through rent-able strata suites. Johannesen Construction is excited with theses by-law changes and having been involved with Multiplex construction for 30 years, we believe property owners benefit from this new zoning. PARTNERING
MULTIPLEX LIVING exists in part for the purpose of building community, and that comes from partnering. The Multiplex home is designed to increase rentals, make more affordable housing and to also partner with agencies to bring below market housing rentals and saleable units. However their is one additional program and that is the community cooperative, this is where a party of two, three or four families/investors, find, design and build their ideal home. Johannesen Construction can help with this very type of project, by providing pro-forma details prior to purchase, facilitate design and permitting and provide all the construction services required.
